Del Mar Database Expands Reach of DataTrac to Remote Users Through General Release

SAN DIEGO, May 6, 2004 - Del Mar Database's WebTrac® Pro is now available to users of DataTrac®, the firm's automated back-office processing solution that connects the lender's existing mortgage applications to a single point of data input and management. Additionally, the firm has announced its product release schedule for 2004.

WebTrac Pro enables lenders to provide loan officers, brokers and others with remote access to DataTrac functionality and workflow. The solution improves efficiency and profitability by providing real-time access to loan information at the point-of-sale, eliminating the need for loan officers and brokers to call the lender for information.

"WebTrac Pro allows us to work more efficiently by reducing status calls," said Nick Newsom, chief technology officer for American Home Equity Corporation. "Existing customers now spend more time sending us business and less time checking loan status and conditions."

Built on Microsoft's .NET architecture, WebTrac Pro is a website hosted by the lender that interacts with DataTrac in a real-time basis. Key functions include: Pipeline Reports, enabling users to see all of their loans that are in the lender's back-office process; Loan Details, allowing users to view all details about a loan including outstanding and cleared conditions; Loan Upload, through which users submit a loan to the lender by directly uploading data from their point-of-sale solution; and Lock Requests, through which users request a rate lock.

"More than 40 clients have already signed up for WebTrac Pro, and we expect that number to triple by year end," said the president of Del Mar Database. "Lenders recognize that they need to become more competitive, and WebTrac Pro can clearly help them. By providing a lender's loan officers and brokers fast, accurate answers to borrowers' questions we can help our clients

improve their customer service. By reducing many of the phone calls requesting loan status we can help them improve their operational efficiency and profitability. WebTrac Pro solves both challenges by providing 24 x 7 information to remote users via the web."

Throughout the remainder of 2004, Del Mar Database will launch several new releases ranging from DataTrac enhancements to new product modules. All new functionality will be wrapped in a unified user interface that will provide each person in a lender's organization the ability to quickly access the core features that are important to them.

Additionally, product pricing enhancements will be made to DataTrac's secondary market module allowing clients to better manage their profit per loan. The introduction of a new electronic document management module will give lenders the ability to electronically image, archive, retrieve and distribute all paper documents associated with a loan file to an investor or other party.

"We have worked closely with our clients to design an electronic document management system that is easy to implement and use," said Dan Stern, business unit manager of Del Mar Database. "Our clients will benefit from reduced loan storage fees, ease of locating documents, and faster funding by electronically delivering the loan file to their warehouse line or investor."

Other enhancements will include Del Mar Database's gateway platform that will bridge DataTrac directly to third-party services such as underwriting engines and closing services. Also included will be an enhanced single-step Calyx Point import that will provide a complete transfer of all loan, borrower, and co-borrower data benefiting both DataTrac and WebTrac Pro users. This streamlined process removes the need to re-key data, eliminating errors and ensuring consistent data across systems.

"Our client base is primarily small- to medium-sized lenders," said the president. "Our clients know that in the near future we will be entering a lower production environment and that they must become more efficient to compete against the larger lenders. At Del Mar Database, we are committed to helping our lenders compete by putting them on an equal footing from a technology perspective. Some of the solutions we are delivering this summer, like the electronic document management solution, are superior to higher-end LOS solutions. The exciting thing is that this is just the beginning of the new products we will be delivering to our clients."
